One of the most common issues that we get called to repair is water leaking from an air conditioning system. We often get asked by homeowners about what exactly causes this issue and we wanted to put together a quick description of what is causing this problem to occur. As your air conditioning system operates it pulls in warm, moist air from your home and pushes it over a series of very cold evaporator coils. If you’ve ever taken a cold glass outside on a hot day, then you’ve likely noticed that water will start to collect on the outside of the glass. This condensation happens because warm air can hold more moisture than cool air. As the warm air from your home cools against the cold coils the moisture will get deposited on the coils.

Under normal operation, this condensation will drip off the coils into a condensate pan and then drain away. Sometimes this drain or the pan can get clogged with dust or bacteria which will cause the water to overflow and cause water leaks. If you have this issue, make sure that you call for repair as it will likely just continue to leak until the problem is dealt with.

The best way to prevent your AC from leaking is to get regular maintenance for your AC system. During regular maintenance visits, one of the things that your technician will do is to check the condensate drain for any clogs or leaks. They will also clean out the drain or the pan of any debris that could cause future issues.
